Central Las Vegas, from Downtown and the Arts District through Huntridge, Charleston Heights, and the 89101, 89106, and 89107 blocks, is where water heaters live in tight closets instead of open garages. Many of those houses still have galvanized supply in the walls. When we pull a dead tank, the cold inlet valve is often seized, and the flue is a B-vent that has been in the chase since the house was built.
A replacement here is rarely a straight catalog swap. The closet may not accept a taller high-recovery tank, the pan has nowhere to drain, and a closed system needs an expansion tank the original install never had. We measure the closet before we quote a size, and we say so if the honest install is a short 40-gallon rather than the 50 you saw online.
