First Ten Minutes When the Water Heater Lets Go
Close the cold inlet valve on top of the tank, which is the handle on the cold side where the line comes in, then shut the unit down: the gas control knob to off on a gas heater, or the breaker on an electric one. If that inlet valve will not close, go straight to the main at the garage wall or outside near the front hose bib. Stay out of standing water if it has reached the electrical panel, an outlet, or the furnace.
Then photograph the data plate on the side of the unit: brand, model, serial, and the date printed on it. In a house this age the tank may still be inside a manufacturer warranty, and that one photo changes the entire conversation about what the parts should cost. Nobody should be replacing a tank at midnight without checking it first, and we check before we quote a replacement.
A tank leaking from the body cannot be repaired, and a tank leaking at a fitting or a valve usually can, which is the first thing we determine when we arrive. The Burst That Is Not a Pipe
Tract construction uses inexpensive angle stops and braided stainless supply lines, and while they are not old here, hard water works on them faster than most homeowners expect. The failure mode is the problem. A braided line does not weep for a week to warn you. The braid lets go and the line sprays at full house pressure, normally inside a cabinet or behind a washer, and it keeps doing it until someone closes a valve.
The ten minute version is short: close the angle stop at that fixture if it turns, close the main if it does not, then open the cabinet doors and pull everything out of the base. Water standing in a cabinet box does more damage to the cabinetry than the spray did, and air moving through an open cabinet is the cheapest drying you will ever get.
Replacing those lines before they fail is genuinely small money, and we do it during a visit we are already making so there is no second trip charge. If a fixture has to come off with them, published local ranges put a faucet or fixture replacement at $150 to $450. That is the whole argument: a supply line is inexpensive, and a soaked kitchen island is not.
When a Whole Street Fails Together
The Paseos was built inside a compressed window, so the houses are the same age as one another and their plumbing reaches the end of its life together. We find the same failure on the same street more often here than anywhere else in Summerlin. If a neighbor just replaced an original water heater, yours is worth looking at in daylight rather than finding out about it at 3 AM.
The underlying cause is the water. Many newer Summerlin homes were built without treatment, and valley water runs roughly 16 to 17 grains per gallon, about 280 to 291 parts per million, according to the Las Vegas Valley Water District. Sediment settles in the bottom of the tank and insulates the burner from the water it is supposed to heat, which is the popping or rumbling people call us about, along with hot water that runs out sooner than it used to.
Caught early, a flush genuinely extends a tank's life. Once that sediment has hardened it does not, and we will tell you which side of that line your unit is on instead of selling you a service that will not help. Where Everything Is, Before You Need It
Give it twenty minutes on a weekend. Find the main where the service enters at the garage wall or outside by the front hose bib and turn it once to prove it closes. Try every angle stop under every sink and toilet. Note the breaker for an electric water heater or the gas shutoff for a gas one. Any valve that fights you today is the valve that will fail on the night it matters, and in a newer home that is nearly always a cheap fix now.
